The Santa Chiara district in Trento is undergoing a major transformation as part of the InCUBE project. Combining historic preservation with cutting-edge digital tools and sustainable energy solutions, the renovation works are setting a new benchmark for smart, inclusive urban regeneration in Italy.

Renovation works are in full swing at the Santa Chiara district in Trento, one of InCUBE’s key demo sites. The transformation spans multiple buildings and embraces digital tools, sustainability, and preservation—setting a new standard for integrated urban regeneration.

At the core of the digital approach is the use of Scan-to-BIM processes by FBK-3DOM. Through advanced laser scanning, including static and dynamic LiDAR combined with aerial photogrammetry, the team has developed accurate 3D Building Information Models (BIM) for historic structures. These models are instrumental for smart building management and long-term conservation, especially in heritage-rich contexts like Trento.

Meanwhile, RINA-C is piloting its “Resilient Construction Site” framework. The system integrates data from sensors, cameras, and monitoring tools into a unified digital platform to enhance safety, environmental oversight, and circular resource use on-site. This includes worker protection systems, environmental condition tracking, and efficient waste management strategies that prioritize reuse and recycling.

Three municipal buildings are currently undergoing renovation:

  • The former senior residence (B3) will house Trento’s technical offices by 2026.

  • The former university cafeteria (B1) is being transformed into a youth center and professional association headquarters, with completion expected by mid-2025.

  • The former humanities faculty building (B6) will become a culture, innovation, and entrepreneurship hub with coworking spaces by 2027.

Further upgrades are also underway:

  • Roof insulation at the B6 building is scheduled from March to October 2025.

  • A photovoltaic system will be installed atop the Bocchi Gym during summer 2025.

  • Geothermal heat pump systems will be deployed in the park area starting in autumn 2025.

Pedestrian paths, noise levels, and access points may be temporarily affected, with all work adhering to municipal regulations and timelines.

With construction progressing steadily and digital solutions enhancing every step, Trento’s demo site is quickly becoming a flagship example of sustainable and inclusive renovation within the InCUBE project.
